SBEM Calculations

SBEM (Simplified Building Energy Model) Calculations are required to demonstrate compliance with Building Regulations Part L for many new and existing commercial buildings. London Property Reports provides professional SBEM Calculations across Greater London, helping developers, architects, consultants and commercial property owners meet statutory energy performance requirements with confidence.

Our experienced energy consultants prepare Design Stage and As-Built SBEM Calculations, BRUKL reports and Commercial Energy Performance Certificates (EPCs) for a wide range of commercial properties. We evaluate building fabric, glazing specifications, HVAC systems, lighting, renewable energy technologies and other building services using approved government software to determine the building's predicted energy performance.

By working closely with project teams from the earliest design stages, we help identify practical solutions that improve energy efficiency, reduce carbon emissions and minimise the risk of costly compliance issues during construction. Our collaborative approach enables projects to progress smoothly while meeting current Building Regulations.

We support projects ranging from office developments and retail units to industrial buildings, schools, healthcare facilities, hospitality venues and mixed-use commercial properties throughout Greater London. With technical expertise, prompt service and clear communication, London Property Reports is a trusted partner for commercial energy compliance.

Frequently Asked Questions

Necessitatibus eius consequatur ex aliquid fuga eum quidem sint consectetur velit

WHO REQUIRES AN EPC?

As of the 21st May 2010, if you decide to place your property on the market for sale or rent in the UK you will need to purchase an EPC. This includes both residential and commercial properties. Since April 2018 it is also a legal requirement for the EPC rating to be a minimium of an 'E' rating in order for that property to be let to a tenant.

Who is responsible for obtaining an EPC?

When you are selling or renting your property, you, as the seller or landlord must provide the EPC. The certificate should be given to the prospective buyer or tenant prior to entering into a sale or lease agreement.

With a new build it is the responsibility of the person carrying out the work. They must provide the owner with the certificate and inform the Building Control Officer or Approved Inspector that this has been completed within the specified time.

The owner/ landlord will have to pay for this survey and we offer extremely competitive prices.

The survey is designed to be a non-invasive visual inspection and all information is to be gathered whilst on site. If there are any measures that cannot be seen i.e. cavity wall insulation, we will require the associated documentation to include this within our certificate.

How quickly can I get a property certificate in London?

Availability depends on the service, postcode, property and access. Standard and urgent slots may be available. We confirm the appointment and expected document turnaround before booking rather than making a promise the local professional cannot meet.

Do I need all three landlord certificates?

Not every property has the same requirements. A rented home commonly needs an EPC and an EICR, and it will need an annual Landlord Gas Safety Record if the landlord provides gas appliances or flues. Licensing, alarm and fire-safety duties may also apply. Check the property and tenancy rather than relying on a generic checklist.

Can you liaise with my tenant or estate agent?

You can nominate the person who will provide access. Give us their details and any timing restrictions when you book. Make sure you have permission to share their contact information.

Are certificates sent electronically?

Yes. The relevant EPC, EICR or Landlord Gas Safety Record can be supplied digitally. Some documents also have separate official registration or record-keeping requirements.

Do you cover shops, offices and warehouses?

Yes, commercial EPC enquiries are welcome for shops, offices, warehouses and other non-domestic premises. EICR and gas requirements depend on the installation and use, so tell us how the building is occupied and managed.

Can I get a cheap certificate without compromising quality?

Compare the full scope, professional credentials, VAT status, travel or parking charges and report delivery before comparing headline prices. CertifyEPC aims to keep pricing clear so you know what is included before the visit.
