COMMERCIAL EPC

Commercial EPC for a shop, office or whole building: define the assessment first

The most useful commercial EPC enquiry describes exactly what is being sold or let, not just its square metres.

Name the property interest

A non-domestic Energy Performance Certificate can relate to a whole building or a separately used unit. A shop within a parade, an office floor and a complete multi-let property are different briefs. Begin with the transaction: is one leasehold unit being let, or is the entire building being sold? This helps the assessor establish the assessment boundary before quoting.

Identify the space behind the front door

Send the address, unit or floor reference, approximate floor area and current use. Plans are especially helpful where entrances, shared areas or services cross boundaries. For mixed-use property, distinguish commercial areas from any separately used dwellings. The government's non-domestic EPC guide explains why separate building parts can need different treatment.

Describe the building services

Heating, cooling, mechanical ventilation, lighting and controls affect both the assessment and the level of assessor expertise required. A shell unit, fitted office and restaurant will not necessarily have the same information available. Tell the assessor what is installed and what remains a proposed tenant fit-out. An old EPC or plant schedule can help, but it should be checked against the current premises.

Keep the certificate distinct from letting compliance

A commercial EPC provides an asset rating and recommendations. It does not, by itself, confirm that every rule affecting a proposed letting has been satisfied. If the transaction has a specific energy-rating or exemption question, raise it with the appropriate professional adviser.

Our Commercial EPC Certificate service starts with the building boundary, use and access. Share plans and an existing EPC if available. GOV.UK's business-premises guidance explains the general triggers and exemptions.
