Who you are dealing with

London Property Reports is operated by Sachman Global Ltd, registered in England and Wales. Our business address is The Twenty One Building, 1st Floor, 21 Pinner Road, Harrow, Middlesex HA1 4ES. You can reach us at info@londonpropertyreports.co.uk or 020 3667 3353.

We operate the website, handle enquiries and bookings, arrange suitably qualified property professionals and administer communication, payment and document delivery. The person who attends and produces a certificate or report is responsible for their own technical assessment, professional judgment and relevant accreditation or registration duties. We will tell you who is carrying out the work when the appointment is arranged. Nothing here removes responsibilities or rights that the law does not allow either party to exclude.

02

The route from quote to confirmed job

An online figure depends on the information you enter. Check the selected service, property type, size, postcode, access needs and any displayed extra charge before placing an order. A quote request or an order submission does not by itself guarantee an appointment or a particular professional. We may need to confirm the scope and availability before the visit is fixed.

If the job is outside coverage, the details are incomplete, no suitable professional is available, the work would be unsafe or unlawful, or an obvious pricing error has occurred, we may decline the request. If we have taken payment for work that cannot be arranged, we will offer a suitable alternative or return the amount paid for that unfulfilled service.

03

Prices and changes to scope

Prices are shown in pounds sterling. The order summary identifies the amount to pay and any addition selected in the booking flow, including a London Congestion Charge Zone charge where applicable. Any VAT treatment is shown with the quote or invoice.

Tell us if the property differs from the booking description. Greater floor area, more dwellings or appliances, additional circuits, unusual construction, inaccessible areas or a different use can alter the work required. We will explain a revised scope and price before chargeable additional work begins. Repairs, remedial works, extra testing and repeat visits are separate unless your quotation expressly includes them.

04

Appointments and property access

The date or time window you request is a preference until we confirm it. Arrival can be affected by travel, earlier jobs, emergencies or circumstances outside reasonable control; we will communicate material changes where practicable.

  • Give complete property and contact information, including any deadline.
  • Arrange permission from the owner, landlord, tenant, occupier or managing agent as needed, and ensure an authorised adult can provide safe access.
  • Make relevant rooms, plant, meters, appliances, lofts, consumer units and documents available for the booked service.
  • Tell us beforehand about parking, permits, alarms, pets, hazards, vulnerable occupants and any special access need.
  • For electrical work, discuss equipment that cannot safely be isolated before the appointment.

If access is unavailable, the professional cannot work safely, or the visit is unreasonably delayed, we may need to rearrange. A reasonable wasted-visit amount may be charged where permitted by law, reflecting actual time or cost incurred; we will explain it.

05

Payment and invoices

Card payment takes place on Stripe's hosted checkout. We receive the payment result and transaction reference, not your full card number or security code. An order returning to this website is only marked paid after the server receives reliable payment confirmation from Stripe.

Where a service offers Pay on Visit, cash or bank transfer is due by the end of the visit unless a different arrangement has been agreed in writing. The order remains unpaid in our records until receipt is confirmed. Tailored quotations may require your acceptance and a later payment step. Please check the name and address supplied for the invoice before confirming the order.

06

Cancellation, refunds and rescheduling

Contact us as soon as your plans change, quoting the order reference. Consumers who enter a distance service contract will generally have 14 days from the day after the contract is formed to cancel, subject to legal exceptions. You can tell us clearly by email, telephone or the contact form. Your statutory rights still apply.

If you expressly ask for work to start during that period and then cancel after it starts, a proportionate charge for work supplied up to cancellation may be due where the law permits. If the service has been fully performed following the necessary express request and acknowledgment, the cancellation right may end. We will explain any applicable consequence before early performance.

Please give as much notice as possible when moving an appointment. If a professional has already travelled or incurred a cost, a reasonable amount for work and costs actually incurred may be payable, subject to consumer law. If we cannot provide the booked service, we will discuss another suitable appointment or refund the affected prepaid amount, normally to the original payment method. Business customers do not have the statutory consumer cooling-off period; any agreed change is handled under the booking confirmation and applicable law.

07

Certificates, findings and corrections

An EPC, EICR, gas safety record, DEC, SBEM calculation or other document reflects its stated scope, method and the information available at the relevant time. No particular energy rating, satisfactory inspection outcome or commercial result is promised. A report may identify limitations, defects or further investigation. It does not include repairs unless explicitly agreed.

Certificate issue or lodgement can depend on accreditation systems, statutory registers and evidence checked after the visit. We send completed documents or a secure report link to the contact details supplied for the order. Review the result promptly. If you see a possible error, tell us what is wrong, give the order reference and provide supporting evidence—ideally within 30 days of delivery so it can be investigated quickly. That request period does not reduce any statutory right.

A professional can correct a verified error only where their scheme, methodology or governing rules allow it. A disappointing rating or conclusion is not, on its own, an error. Changes to the property after inspection, information omitted from the original brief, or work outside the first scope may require a new quote and fee. Do not alter a certificate or present it as relating to a different property.

08

Website use and responsibility

Use the website and forms honestly. Do not impersonate another person, upload harmful or unlawful material, attempt to bypass security or interfere with another customer's information. We may restrict misuse to protect the service. Short interruptions for maintenance or technical faults are possible; we will take reasonable care with confirmed jobs.

The professional carrying out the inspection is responsible for the technical work and their own professional obligations. We remain responsible for the booking, information handling, payment administration and other services we provide. Neither we nor a professional can guarantee an exact arrival time, a particular outcome or discovery of a defect concealed or outside the agreed inspection scope. Nothing in these terms excludes liability for fraud, death or personal injury caused by negligence, or any other liability or consumer right that cannot lawfully be excluded.

09

Problems, complaints and governing law

If something goes wrong, email info@londonpropertyreports.co.uk with your order reference, property postcode, the issue and the outcome you seek. We will investigate matters concerning our booking or administration and liaise with the attending professional about technical work. We aim to acknowledge a formal complaint within five working days and give a substantive response within 28 days, or explain why more time is needed.

The terms in force when your booking is confirmed apply to that booking; future website updates do not remove rights already acquired. If one provision is unenforceable, the rest remain in effect. These terms are governed by the law of England and Wales, without removing any mandatory consumer right to bring a claim elsewhere. Read them alongside your quotation and confirmation. Our privacy policy and cookie policy explain information handling and website storage.
