About EICR Electrical Report

What is inspected

A qualified person examines and tests the fixed electrical installation. The EICR reports its condition at the time of inspection and records observations. It is not a test of every plug-in appliance.

The rented-home duty in England

For relevant rented homes, the installation must be inspected and tested at least every five years, or sooner if the report requires it. Landlords must provide the report to tenants and to the local authority when requested.

If work is recommended

An unsatisfactory report can require remedial work or further investigation. The report and any repair proposal are separate: the findings should be clear before additional work is agreed.
