Start with the existing record
An EPC can remain valid for 10 years. Search the official certificate register before ordering: you may already have a usable document. A newer EPC replaces an older one.
What the assessor records
The assessment considers the fabric and fixed services of the home, including insulation, windows and heating. The certificate gives an A to G rating and suggested improvements. It is an energy assessment, not a structural survey.

It lists recommendations and estimated effects. It does not confirm that any suggested work has already been carried out.
