About Gas Safety Certificate (CP12)

The annual check

Landlords must arrange a check at least every 12 months for relevant appliances and flues they provide for tenants. The engineer must be Gas Safe registered and qualified for the appliance.

Give a complete appliance list

A boiler, gas hob or fire can change the visit scope. Tell us the appliance types, property address and access arrangements. If you also need a boiler service, request it separately.

Record and follow-up

The engineer’s record sets out the checks and any defects. Existing tenants must normally receive it within 28 days of the check; new tenants should receive it before moving in. A safety check does not replace ongoing maintenance.
