EICR REPORTS

EICR report codes C1, C2, C3 and FI: what to do with the findings

An Electrical Installation Condition Report is useful only when its observations lead to the right next action.

Read the overall outcome and the observations together

An EICR describes the fixed electrical installation at the time of inspection. The summary may say satisfactory or unsatisfactory, but the observation schedule explains why. Ask for the complete report, including the inspected circuits, any limitations and the recommended date for the next inspection. A plug-in appliance test is a different service.

Understand the four common codes

C1 indicates danger present and calls for immediate action. C2 means potentially dangerous and requires remedial work. FI means further investigation is needed without delay before the issue can be resolved. C3 is an improvement recommendation; on its own, it does not make the report unsatisfactory. These distinctions are set out in the government's electrical safety guidance. Do not treat every listed observation as an identical repair.

Record what was done after an unsatisfactory report

For a rented property, agree the required investigation or remedial work with a qualified person and retain written confirmation of completion. Keep it with the original EICR so the sequence is clear to the tenant, agent and any requesting authority. If the report identifies an immediate hazard, follow the inspector's safety instructions rather than waiting for routine scheduling.

Check the next inspection date

For relevant rented homes in England, electrical installations must be inspected and tested at least every five years, or sooner if the report specifies a shorter interval. A change of tenant does not automatically mean a fresh EICR is required when a suitable current report exists. The landlord still has duties to provide copies and act on findings.

Our EICR Electrical Report service can be scoped using the property use, size, consumer units and any previous report. Tell us about known access restrictions or earlier electrical work before booking.
