EPC, EICR or gas safety record: which question are you answering?

Three common documents have different jobs. Start with the property and the decision you need to make.

Energy performance

A domestic EPC describes the home’s energy rating and potential improvements. It is often needed when selling or letting. Search the government register for a valid existing certificate before ordering a new one.

Fixed electrics

An EICR records inspection and testing of the fixed electrical installation. For relevant rented homes in England, checks are required at least every five years or sooner when a report requires it. Read the government guidance for landlord duties and exceptions.

Gas appliances and flues

A gas safety record documents a check by a Gas Safe registered engineer. For relevant landlord-provided appliances and flues, the check is annual. The HSE guidance explains the obligations.

A useful request names the property, the document already held and the transaction or tenancy stage. That prevents a new appointment from being booked for the wrong purpose.
