SBEM CALCULATIONS

SBEM from design to as-built: keep the energy model aligned with the building

A non-domestic energy model is most valuable when design decisions and construction changes are recorded as they happen.

Architect reviewing a model for SBEM calculations

Establish what the calculation must answer

SBEM is a simplified modelling method used within the approved National Calculation Methodology for many non-domestic buildings. It can support Part L work and, where appropriate, non-domestic energy certification. At the start, specify whether you need design-stage analysis, an as-built submission, a non-domestic EPC input or more than one output. These are connected tasks, but they are not interchangeable documents.

Give the model a reliable design baseline

Current plans, sections and elevations establish geometry and zones. The proposed fabric, glazing, heating, cooling, ventilation, hot water, lighting and controls describe the energy strategy. Mark assumptions that have not yet been specified. A model built from unlabelled draft drawings can produce an apparently precise result for a design that no longer exists.

Track changes that matter before completion

A revised window specification, different plant or changed floor layout can affect the calculation. Keep a brief change log showing what changed, who approved it and which drawing or product schedule is current. This allows the as-built modeller to compare the finished building with the design-stage input instead of reconstructing the project from scattered emails.

Confirm the evidence required for the final handover

The building-control route and applicable version of Approved Document L should be confirmed with the project team. The official Approved Document L collection is the reference point for England. Building control may need evidence beyond the model output, so agree the submission list early. A BRUKL output is not itself a commercial EPC.

Our SBEM calculations service handles scoped non-domestic modelling enquiries. If you are still gathering the inputs, our SBEM quote checklist explains the first information pack; this guide explains how to keep it accurate through construction.
